We’ve got some cool news to share about one of our latest custom home design projects. We’ve taken on a single family custom home project that mixes creativity with cost-effectiveness, all while staying connected to the beautiful north Georgia landscape.


In Blairsville, GA, we’re teaming up with a visionary new client who’s eager to bring an innovative design to life in the mountains. Early on, she shared this vision statement with me as we were discussing her inspiration and program requirements.

Design Evolution & Cost-Saving Moves

The iteration we've started with explores a striking roofline, lending the home a distinctly modern profile. In response to both budget and site considerations, we’ve made decisions such as shifting from a full basement to a crawlspace foundation.


This not only maintains flexibility, with a partial basement under the home’s core, but also helps reduce construction costs. The main, open, living space remains generous and efficient, with about 1,500 square feet of heated area.


Layout Highlights

The home’s main floor features two bedrooms and two bathrooms, anchored by an expansive, open-concept living, dining, and kitchen space. A dramatic double-height living room opens to a large entertaining deck, perfect for soaking in the northern views.


The kitchen is designed around the client’s preferred sink, and a spacious pantry and laundry room add everyday convenience. A loft floats above the kitchen, offering a flexible bonus space. At the same time, a two-car garage connects seamlessly to the foyer and laundry room.

Site Integration & View Orientation

The site's terrain and closeness to flood zones restrict the available locations for construction that can offer stunning views. James Knight has thoughtfully planned the home's placement on the site, allowing it to follow the land's contours, rest gently on the slope, and align to take in expansive northern views.


The deck wraps around the living areas, creating a strong indoor-outdoor connection and multiple vantage points for enjoying the landscape. The site integration ensures that the home is not just a structure, but a part of the landscape itself.

Modern Mountain Aesthetic

The exterior design showcases a modern mountain aesthetic characterized by bold lines and expansive windows. During concept creation, architect James Knight has been exploring ways to create a harmonious blend of materials that integrate seamlessly with the natural surroundings. The home’s design is intended to be a warm and welcoming retreat that always feels like home.

Next Steps

As we await county feedback on site and septic details, we’re eager to hear our client’s thoughts on this latest direction.


Our architectural design projects are a collaboration. Each update is a conversation, ensuring the final design is as unique as the family who will call it home.
