2. Talk to your bank and know exactly what you can afford. 

​3. Add 10% to your budget to plan for contingencies. No matter what.

do I really need an architect?

Short Answer:

You may actually not need an architect to get your custom home built.

You can certainly find custom home builders who will pre-determine all your design and layout decisions for you with very little of your input.

​However, if you'd like to be involved in creating your dream home around your specific style, spacial needs, lifestyle and budget, an architect  can guide you every step of the way to ensure the final construction documents you build with have captured your dream home as precisely as possible.

how much doES REYNARD's architectural services cost?

It all depends on the specific scope of work needed to design your dream home and every home is different.

However, we recommend you set aside a minimum of 3% of your overall construction budget for Reynard's services.  Today in Georgia, construction costs typically range from $200 to $350 per square foot, depending on the design, materials, and finishes chosen. For a 2,500-square-foot home, this results in an estimated cost of:

  • Lower end ($200/sq. ft.): $500,000

  • Higher end ($350/sq. ft.): $875,000

These estimates exclude land costs, permits, and site preparation (such as demolition or grading), which can significantly impact the total budget. Custom features, high-end materials, and smart home technology can also increase costs.

In order to get the most accurate budget quote to design and build your dream home will first require an onsite visit and an architectural design consultation to create a Project Brief and Scope of Work that includes a flat fee project cost. 

 

This will include:

  • Unlimited Architectural Design Sessions

  • Architectural Designs - Floor Plans, Elevations, Site Plan, and 4K Renderings

  • Project Master Planning and  Detailed Construction Set
