One of the most common—and stressful—situations we see homeowners fall into goes like this: You finally close on your dream piece of land. To save time, you buy a pre-designed "stock" floor plan online that you love. But when you hand it to a builder, you realize it’s going to cost a fortune in grading and foundation work just to make the house fit the land.

If you are planning to build, especially on a lot with a view or unique topography, here is why a site-specific design approach will actually save you headaches (and money) in the long run:


  • Don't Fight the Topography: A flat, generic floor plan forced onto a sloped lot means massive retaining walls, expensive dirt removal, and awkward basement layouts. A custom design works with the natural grade, turning a "challenging slope" into an opportunity for stunning walk-out lower levels or dramatic cantilevered decks.
