Transart is a custom modern home situated on a sloped lot. The architectural style leans heavily into Contemporary/Mountain Mid-Century Modern design, characterized by clean lines, a mix of industrial and natural materials, and a low-profile silhouette that integrates into the surrounding environment.

Before sketching a single line, we let the land speak first. The Transart Parkway site presented unique geographical puzzles that would ultimately dictate the home's footprint.

Our team coordinated rigorous soil testing, septic evaluations, and a comprehensive formal survey through a local land survey company.  Together, we submitted a strategic stormwater management plan to Cherokee County. Because site capability dictates design scale, we paused major floor plan iterations until the county confirmed the land’s capacity.

 

The patience paid off. The approval of an expanded septic system unlocked the potential for a true three-bedroom custom home program. James Knight immediately went to work maximizing this footprint, while the clients began anchoring the aesthetic direction through early visual style boards.

Simultaneously, we integrated the clients’ preferred landscape professional into our early site alignment meetings to ensure the architecture and nature seamlessly blurred lines from day one.

Key Architectural & Interior Highlights:

The Acoustically Engineered Music Room: Designed for a lifestyle immersed in sound, this dedicated room combines performance with high design. We integrated sophisticated soundproofing elements, including rich wood acoustic panels for walls/ceilings.

The Culinary Centerpiece: Built for genuine cooking, the kitchen features a professional-grade Thor Kitchen 36" natural gas range as part of a sleek, 6-piece stainless steel appliance package. 


Contemporary Trim Profiles: In place of traditional moldings, we specified modern, flat-profile MDF primed baseboards—lending a crisp, gallery-like finish to the transitions. 


The Exterior Envelope: For architectural presence and longevity against the Georgia climate, we utilized premium Nichiha fiber cement siding, celebrated for its deep texture and clean finish lines. 


The Expanded Master Suite: During design development, the primary suite was extended to offer a more generous sanctuary, requiring James to masterfully balance the expanded layout against the property's tight breezeway setbacks.


"We didn't want anything that would be considered 'cookie cutter'. It had to be a truly unique home."


The kitchen has a Thor Kitchen 36-inch natural gas range, the focal point of a 6-piece stainless steel appliance set chosen for performance and a modern look.
We used flat-profile MDF baseboards for a clean, modern transition between the floor and walls, similar to that in art galleries.



The exterior incorporates Nichiha fiber-cement siding for architectural presence and longevity, highlighted by deep texture and clean lines.
During design, the master suite was expanded to create a spacious sanctuary, carefully balanced with breezeway setback requirements.


By late summer, the design was ready for technical execution and construction documentation. James  shifted focus to detailing, engineering, and resolving site geography challenges.


Reynard partnered with a local structural engineer to create a three-foot cantilever that met safety and code requirements, extending part of the house without posts and adding visual interest.



The roof was then shaped to follow the property’s slope and complement the homes’ natural surroundings. Custom box gutters built into the roof edges manage rainwater and maintain precise, watertight lines.



Furthermore, county rules required the garage to be at least 25 feet from the property line. Instead of a right angle, James rotated the garage 15 degrees to fit within the buildable area, match the driveway, and reduce design impact.



To preserve natural light and breezeway access, the team designed an L-shaped reinforced concrete retaining wall. It holds back earth only where needed, which keeps outdoor spaces more open and inviting.
